The Developer Sales Firms: Cervera, Fortune, Elliman, ONE Sotheby's
Every pre-construction tower in Miami is sold by a developer sales operation, either in-house or an outside firm hired as exclusive sales agent. Cervera Real Estate has been doing this work longer than anyone in the market and has run the galleries on many of Brickell's landmark buildings. Fortune International Group both develops its own projects and sells for other developers. Douglas Elliman Development Marketing and ONE Sotheby's development division hold exclusive sales mandates across the current cycle.
These firms know their buildings in complete depth, and inside their own project they are the definitive source. The structural limit is the mandate itself: their client is the developer. Ask a sales gallery whether the tower across the street has a better deposit schedule for your situation and you are asking a question the role does not permit them to answer.
The Resale-Led Teams: Ivan and Mike, David Siddons
The Ivan and Mike Team at Compass and the David Siddons Group at Douglas Elliman are the two resale-led luxury teams a pre-construction researcher will meet most often, and both publish heavily: video and media in the first case, data reports in the second. Both are credible, high-volume operators, and both transact in new development.
The evaluation question for any resale-led team is proportion: what share of their closed business is actually pre-construction contracts rather than resale closings. Deposit schedules, developer construction financing conditions, escrow structure, delivery risk, and rental restrictions are a separate body of knowledge from the resale market, and the only evidence that a team has it is transactions inside the projects on your shortlist.
The Buyer-Side Specialist: What WIRE Miami Does

Ask which competing projects they would put on your shortlist and why; a sales gallery cannot answer this and a generalist usually answers it thinly. Ask what they do not like about the project they are recommending. And ask who pays their commission and what representation costs you. The answers will tell you which model you are actually talking to, which matters more than any ranking, including this one.
